Vancouver has two very different glass problems living side by side: character homes with original wood sashes, and concrete towers with sealed units that all reached the end of their life at roughly the same time. We handle both without replacing the frame.
CALL 778-317-6476Coastal rain that arrives sideways is the hard part. Wind-driven water sits in the glazing pocket, the drainage path silts up, and the edge seal spends the winter wet. Once that seal lets go, moisture gets in between the panes and no amount of cleaning brings the view back.
A lot of the city's glass also dates to the same window. Condo buildings from the late 1980s through the 1990s went up with units that are now well past thirty years, and the failures come in clusters — one owner notices haze, then half the south face of the building does.
A foggy pane almost never means the whole window has to go. In most cases the frame is sound and only the sealed glass unit needs replacing — measured on site, built to fit, and installed in your existing opening.
