There is also a lot of 1980s and 1990s housing through North Nanaimo and Chase River carrying its original glass. That vintage is now at or past the point where the edge seal typically fails, and the fog usually appears on the exposed elevation first.
A foggy pane almost never means the whole window has to go. In most cases the frame is sound and only the sealed glass unit needs replacing — measured on site, built to fit, and installed in your existing opening.
